Leave for emergency conditions

Call 911 for fire, collapse risk, explosion, severe injury, active arcing, or immediate danger. Do not remain in or below an area with:

Distinguish a symptom from a diagnosis

A symptom is what can be observed: stain, crack, noise, odor, temperature, moisture, movement, cycle, alarm, or loss of function. A diagnosis explains why it happened. Several systems can create the same symptom.

Build a normal-state baseline

Walk the same safe route twice a year and after storms, outages, freezing weather, renovations, appliance changes, or long vacancy. Record:

When a symptom appears, describe it across six dimensions.

Onset

When was it first noticed? Was it sudden or gradual? What event, weather, service, renovation, occupancy, or equipment use preceded it?

Location

Record the room, surface, height, orientation, nearby systems, and whether the symptom crosses floors or units. Avoid publishing security or address details.

Pattern

Does it occur during rain, wind, heat, cold, plumbing use, HVAC operation, or appliance cycles? Does it stop when the system is not used through its normal control?

Progression

Is size, frequency, color, sound, odor, movement, or function changing? Use the same photo position and reference scale without marking or pressing damaged material.

Consequence

Does it affect electricity, structure, fire safety, egress, water, air quality, temperature, sanitation, accessibility, or a medically necessary function?

Authority

Who owns the system, who may isolate it, and which emergency, utility, landlord, insurer, manufacturer, or licensed professional controls the next action?

Protect the evidence

Do not paint a stain, caulk a moving crack, tighten a leaking pressure connection, reset a breaker repeatedly, clear a safety switch, or silence an alarm before the condition is understood. Cosmetic work can conceal progression and complicate insurance, warranty, or contractor review.

Preserve:

  • original full-resolution photos and videos;
  • dates, weather, alarm messages, and normal-control states;
  • exact manufacturer, model, serial, installation, and recall information where safely visible;
  • service reports, invoices, permits, warranties, and previous complaints;
  • written property reports and responses;
  • expenses and temporary relocation decisions.

Do not record private access codes, keys, panel schedules, resident health details, or security vulnerabilities in a file shared broadly.

Avoid unsafe consumer testing

Thermal cameras, moisture meters, borescopes, combustion detectors, electrical testers, refrigerant gauges, pressure gauges, and inspection drones can generate persuasive-looking data without proving a cause.

Do not:

  • puncture a wall, ceiling, floor, membrane, pipe, wire, or suspected hazardous material;
  • enter a roof, attic, crawlspace, confined area, or storm-damaged zone;
  • remove HVAC, electrical, plumbing, appliance, or structural covers;
  • create smoke, flame, pressure, water, heat, or electrical load to reproduce a symptom;
  • use an instrument outside its rating, instructions, calibration, or your competence;
  • treat an app color, consumer score, or single reading as professional clearance.

Review repair evidence

A completed invoice is not the same as a resolved symptom. Record what source was found, what alternatives were excluded, what material or equipment was affected, what was repaired, and how completion was verified. Recheck during the next relevant weather or operating condition.

Reopen the issue when the stain, noise, odor, movement, alarm, moisture, temperature, or loss of function returns. Keep the record with the home, because a later professional may need the history more than the latest cosmetic surface.

Keep the system active
